Frequently asked questions

Does Immaculate Alliance charge our strata corporation?
No. ISA's services are completely free to strata corporations and property managers. We are funded entirely by our vendor network — referral and partnership fees are charged to vendors, not to stratas.
Is our building eligible for the MURB Retrofit Program?
Your building qualifies if it is a BC Hydro-served multi-unit residential building with 5 or more units. Both strata corporations and rental MURBs are eligible. Register through our portal and we'll confirm eligibility within 2 business days.
What is the depreciation report deadline for Metro Vancouver stratas?
All strata corporations with 5 or more lots in Metro Vancouver, the Fraser Valley Regional District, and the Capital Regional District must have a current depreciation report on file by July 1, 2026. Reports must be renewed every 5 years under the BC Strata Property Act.
What is an Electrical Planning Report (EPR) and is it mandatory?
An EPR is a report prepared by a qualified professional (P.Eng, FSR, or AST) assessing your building's electrical capacity for EV charging. It is mandatory for all BC stratas with 5+ lots. Once an EPR is in effect, your council cannot unreasonably refuse an owner's EV charging request under SPA s.90.1.
How long does the Opportunity Assessment take?
The on-site assessment itself takes 4–8 hours for a mid-size building. The longest lead-time item is utility data retrieval from BC Hydro — this takes 2–6 weeks after your strata signs the data authorization form. Total timeline from registration to OA report is typically 6–10 weeks.
Does our strata council need to vote on any of this?
The Opportunity Assessment and Feasibility Study require no strata vote — they are information-gathering exercises at no cost. Any capital expenditure from the Contingency Reserve Fund, or approval of a special levy, requires a 3/4 vote at an AGM or SGM under the BC Strata Property Act.
